Listing prep · builder final clean
Pre-listing refresh for realtors & builders
One scoped exterior package, booked against your photo date, with before-and-after images you can use in your own marketing.
- Licensed & insured — certificate on request, any time
- Our own uniformed crew. Never a subcontractor in your driveway
- Before-and-after photos on every single visit
- You pay after the work is done and you have walked it
For agents, stagers and photographers
The Pre-Listing Exterior Refresh.
Listing photos are shot once. Dirty glass, cobwebs on the entry light and a green stripe down the north side of the siding are all fixable in a single visit — and all of them show up in the photos and at the walkthrough.
We built one scoped package for pre-listing work so you can quote it to a seller in a sentence, book it against a photo date, and get the before-and-afters for your own marketing.
- Exterior windows and screens as scoped
- Front entry detail — door, sidelights, glass, fixtures, threshold
- Spider-web knockdown across the elevations
- Accessible exterior light fixtures cleaned
- Optional gutter cleanout and optional soft wash, quoted
- Before-and-after photos delivered to the agent and the seller
How we work with agents
- Booked against your photo date, not "sometime next week."
- Written scope and price the seller can see before they agree.
- Priority scheduling on listing work — it is time-bound and we treat it that way.
- Co-branded listing-prep checklist if it is useful to you.
- Photos you can use, shot at the property, yours to keep.
On referral fees: we do not pay cash referral bonuses to agents. Brokerage rules and disclosure obligations vary and we are not willing to put an agent in an awkward position to win a job. What we will do is preferred-partner package pricing, priority scheduling, client credits and professional before-and-after photos.
Builders
Builder final glass and exterior touch-up.
We take construction-clean work, and we scope it carefully in writing first.
What we do
- Final glass clean before walkthrough
- Exterior touch-up: entry, fixtures, sills, webs
- Concrete and walkway clean-down where appropriate
- Scheduled against your closing date
What we put in writing first
Builder glass carries real risk — adhesive and sticker residue, paint, stucco and silicone overspray, tempered-glass fabrication defects, existing scratches, and debris left by other trades. We agree scope, exclusions and liability terms in writing before the first pane, so a pre-existing scratch does not become an argument at closing.
Have a listing that needs to photograph well?
Send the address and your photo date. We will come back with a scoped price the same day.
